It can be very expensive to replace a roof. The good news is, a Saint Albert AB roofing contractor can assure you that, if you do necessary repairs and regular maintenance in a timely manner, you can get a long life out of your roof. Here's a few tips that may extend the life of a shingle roof to 30 years, and a tile roof or slate roof for a lifetime.

The most important thing to do is to have your roof regularly inspected. When spring arrives, have this structure examined to see if ice damming has occurred. During fall, check for debris in the gutters and downspouts. Always check your roof after a heavy storm of times of high winds. Next, have your gutters and downspouts cleaned after the trees have shed all of their leaves in the fall. Check for breaks and gaps along the seams of these. Found out whether the brackets that hold your gutters close to the house are attached firmly.

Third, take stock of the roof flashing. Damaged flashing is often the source of leaks, given that it can hide holes that are present in the roof. Flashing should be examined at all chimneys, pipes and vents. This material should not have punctures, the sealant should be loose or dry and the flashing shouldn't be bent.

Fourth, get rid of any tree limbs that are overhanging. Trees that are growing too close to the building structure can be detrimental to the roof. Broken limbs from these can come crashing down onto the roof and they may, with time, erode the stone coating on the roof surface.

Fifth, examine your roof for any animal damage. Given an opportunity, chipmunks, squirrels, birds and raccoons like to make themselves comfy under or on top of your roof. If your roof has any areas weakened by rot, small animals will flock to that easy access point. Naturally this ramps up any existing damage, and could lead to some very expensive repairs.

Last, check around for signs of insects. This is especially important to do if you live in termite or carpenter ant territory and thus, you should be vigilant for signs of insect activity. Rotten spots, sawdust and wood that is shredded are several signs of a building or pending infestation.
